PROJECT OVERVIEW
A Sustainability-Focused Retrofit for a Net-Zero Future
DBS Newton Green is a sustainability-focused building retrofit designed to advance energy efficiency and support net-zero energy goals.
BZERO Technologies worked alongside GreenA Consultants as part of this wider project, contributing smart building control solutions across three key areas: occupancy-sensor lighting control, occupancy-driven air-conditioning control, and smart plug-load management.
By integrating occupancy-responsive controls with intelligent equipment management, BZERO helped support a more efficient approach to building energy use. These solutions formed part of the broader project strategy to reduce energy consumption and advance DBS Newton Green's sustainability objectives.

THE SOLUTION
Three Integrated Solution Areas
BZERO implemented smart building control solutions across lighting, air-conditioning, and plug-load management.
These solutions work together to optimize energy use, reduce unnecessary consumption, and support DBS Newton Green's net-zero energy goals.

Occupancy-Sensor Lighting Control
BZERO implemented occupancy-sensor-based lighting control to help lighting respond to actual space usage.
By using occupancy information to manage lighting operation, the system helps reduce unnecessary lighting usage in unoccupied areas and supports more efficient building operations.

BZERO implemented an occupancy-driven VRV air-conditioning control system integrated with a centralized SCADA monitoring interface.
The system uses occupancy information to support demand-based fan coil unit (FCU) operation. Facility teams can monitor occupancy levels, room temperatures, equipment status, fan speeds, and configured control settings through the SCADA dashboard.
The system also supports automatic, manual, and local thermostat operating modes, providing flexibility for different operational requirements.

Smart Plug-Load Management
Smart plug-load management was another part of BZERO's project scope.
The solution addresses electricity consumption from connected office equipment, helping building operators manage plug loads more intelligently and reduce unnecessary energy use.
Together with lighting and air-conditioning controls, smart plug-load management contributes to a more comprehensive approach to building energy efficiency.
